What does air sealing do for a drafty house in Cudahy?
Air sealing services in Cudahy, CA close the gaps between your rooms and the attic around light fixtures, wiring, plumbing pipes, flues and duct boots, the spots where your vents meet the ceiling. We use caulk, foam or rigid board for the bigger holes, so the house gets fewer drafts, less dust and fewer pests, and your cooling and heating bills can come down.
Most calls I get start with a room that stays hot all afternoon or a power bill that won't come down, and in an older house around here a lot of that is attic air coming down through holes in the ceiling. The price moves with how many leaks there are, how hard the attic is to get around in and whether old insulation has to come up first, while the schedule mostly turns on any repair that has to happen before sealing. My estimate lays out what we'd do first and why, and if you also need more attic insulation, it goes in after the sealing.
Is air sealing right for your home?
Rooms that stay hot
Attic heat leaking down around lights and vents keeps a room warm long after the sun goes down.
Dust that keeps coming back
Gaps that let air in also pull attic dust into the house, so you're wiping the same shelves weekly.
Bugs or rodents getting in
A hole big enough for a draft is often big enough for pests coming down from the attic.
Before adding attic insulation
Sealing first means new insulation isn't fighting a draft from the day it goes in.
How our air sealing service works
Our work is the leaks you can't see, up in the attic under the insulation. Before we tighten anything, we check how your gas water heater and furnace vent, because older ones that count on their exhaust rising up the flue by itself can start spilling it back into the house once the leaks are closed, and any problem there gets fixed first. Then we pull the insulation back from the tops of the walls, the light fixtures, the duct boots, the hatch and every pipe and wire hole, seal the small gaps with caulk or foam, and cover the larger openings with rigid board sealed at the edges before the insulation goes back.
Air leaks don't stop at the attic. If your house has a basement, the rim along the top of its walls can leak as badly as any ceiling, and we can seal it and follow up with basement insulation. In an attic packed with ductwork or framing too chopped up to seal hole by hole, closed-cell foam insulation, a dense spray foam that also blocks moisture, seals and insulates in one coat.
Caulk and can foam
This suits most attics, where the job is dozens of small holes around wires, pipes and fixtures. It's the least costly way to seal, and fresh loose fill can go right over it.
Rigid board over big openings
Open wall cavities and chases are too big for foam alone, so we cut board to cover them and seal the edges. Around a hot flue we switch to metal and fire-rated sealant.
Spray foam across the attic
Foam costs more, but it seals air while it insulates, so it earns its price when your ducts run through the attic. Otherwise I'd usually seal the gaps and top up the loose fill, because that gets you most of the way for less.

I look at the attic with you
I go up in the attic, check how your gas appliances vent and look at what's there now, then walk you through what I found. The estimate says what we'd do first and why, so you know what you're paying for before you decide anything.
We fix, seal, then insulate
If you go ahead, we take care of any permit and handle the safety items before our installers start sealing. Insulation goes on last, if it's part of your job.
We walk the finished attic
I'm on site to check the work while our installers are up there. When it's done, I walk it with you so you see what got sealed and where.
Seal the attic before you add insulation
Seal first, or new insulation fights a draft.
Fluffy insulation slows heat, but air moves right through it, so it can't stop a leak by itself. If we blow fresh insulation over open gaps around lights and pipes, attic air keeps flowing through it, carrying heat and dust, and you don't get what you paid for.
That's why I want the sealing done first, and why I'd rather pull back what's up there and seal under it than pile more on top. If the old insulation is soaked or full of droppings, it comes out before anything else, because covering it just hides the problem.

Air sealing questions we hear
How much does air sealing cost in Cudahy?
The cost comes down to how many leaks your attic has, how easy it is to crawl around in and what has to happen before sealing starts. Pulling up wet or dirty old insulation, fixing a venting problem or choosing spray foam over caulk and loose fill all add to it, while a roomy attic with a handful of big holes costs less. I give you a price once I've seen the space.
Can I seal air leaks in my house myself?
Yes, for the obvious ones, like gaps around door frames and where pipes, vents and wires go through outside walls, and I'll tell you if that's all your house needs. The small leaks hidden under attic insulation are hard to find and reach by hand, so that's the part worth hiring out.
How do professionals find hidden air leaks?
A trained energy assessor uses a blower door, a big fan set in a doorway that pulls air out of the house, along with an infrared camera that shows where outside air is coming in. When I'm up in an attic, I also look for dark, dirty patches in the old insulation, because they usually mark where air has been moving through a gap for years.
What gets checked before attic air sealing starts?
Along with the gas venting check, the wiring and the old insulation get a close look, because either one can hold up the job. Active knob and tube wiring, the old kind strung on porcelain knobs, has to be replaced or properly boxed before insulation goes in, and nobody works over vermiculite, a gray-brown pebbly fill that may contain asbestos. If I find either one, we plan that step first.
How long does air sealing take?
The sealing itself is usually the shorter part, and the schedule turns on what comes before it, such as a venting repair, old wiring, insulation that has to come out or a permit. Your estimate lays out that order, so you can see what has to happen before our installers go up.
Which attic vents should stay open when sealing air leaks?
Eave, ridge and gable vents stay open, and so do any combustion air ducts that feed a gas furnace or water heater, because they only work when air can move through them. We seal the house's leaks around them and keep insulation off the eave vents, since a buried vent lets moisture build up in the framing.
Want to know what your attic needs?
I'll come out, look at the attic with you and give you an estimate that says what we'd do first and why.
Work that often goes with sealing
Air sealing permits and older attics in Cudahy
In Cudahy, the city's Building and Safety Department issues permits and does the inspections, and it takes permit applications by appointment only, which you request by emailing buildingdepartment@cityofcudahyca.gov or by phone or voicemail. Whether a particular air sealing job needs a permit is that office's call, and rules differ between cities and County areas, so we check with the building office that covers your address before work starts. When a permit is needed, we handle the paperwork and line up the inspection.
The older homes we work in here often have low attics that pinch down at the edges, which is right where the leaks along the wall tops hide and where nobody wants to crawl. We work our way out to the eaves instead of sealing only the easy middle, and we find the same kind of attic on jobs in South Gate and Bell Gardens, so ask even if your city isn't listed.
